Job Overview
We are looking for an experienced Preconstruction Manager to lead the planning, estimating, and budgeting efforts for a variety of commercial construction projects. This role is responsible for guiding projects from the pursuit phase through preconstruction and ensuring a smooth handoff to the operations team. The ideal candidate is a strategic thinker with strong estimating expertise, excellent communication skills, and a collaborative approach to working with clients, design teams, and subcontractors.
Key Responsibilities
Manage all preconstruction activities from initial pursuit through project turnover to operations.
Prepare conceptual estimates, detailed budgets, cost analyses, and pricing strategies.
Review drawings, specifications, and construction documents to ensure scope completeness and accuracy.
Collaborate with owners, architects, engineers, subcontractors, and vendors throughout the planning process.
Support projects delivered through design-build, CMAR, negotiated, select bid, and hard bid delivery methods.
Conduct constructability reviews and recommend value engineering solutions to optimize cost and project performance.
Develop bid packages, solicit subcontractor pricing, and analyze proposals.
Identify scope gaps, pricing risks, scheduling challenges, and constructability concerns early in the process.
Assist with procurement planning, project phasing, scheduling, and logistics.
Partner closely with project management and field operations to ensure a successful transition into construction.
Build and maintain strong relationships with clients, consultants, subcontractors, and project stakeholders.
Help improve internal preconstruction procedures and best practices.
Qualifications
Minimum of 5 years of preconstruction experience.
10+ years of commercial construction experience preferred.
Proven expertise in commercial estimating, budgeting, and cost planning.
Strong knowledge of design-build, CMAR, negotiated, select bid, and hard bid project delivery methods.
Ability to interpret construction drawings, specifications, and contract documents.
Experience preparing bid packages, evaluating subcontractor proposals, and managing project pricing.
Solid understanding of constructability reviews, value engineering, and project planning.
Strong organizational, communication, and relationship-building skills.
Ability to manage multiple projects and deadlines in a fast-paced environment.
Must be based in or able to reliably commute to the Lenexa, KS/Kansas City metro area.
