Overview
We are looking for a full-time Project Manager with ground-up commercial construction experience who can take ownership of new build projects across North Carolina from preconstruction through closeout. AlphaHire is recruiting on behalf of a client in the commercial construction industry. This role is focused on leading execution across active job sites, including schedules, budgets, subcontractors, inspections, documentation, and client communication. The position is ideal for a hands-on PM who understands ground-up construction, commercial jobsite sequencing, and the accountability required to deliver projects on time and within budget.
Responsibilities
Oversee ground-up commercial construction projects across North Carolina from preconstruction through final closeout
Build and maintain project schedules, budgets, scopes, subcontractor timelines, procurement plans, and milestone tracking
Coordinate subcontractors, field teams, vendors, inspectors, architects, engineers, and internal stakeholders to keep projects moving
Review drawings, specifications, submittals, RFIs, proposals, change orders, and project documentation for accuracy and execution readiness
Track project costs, approve invoices, manage change orders, and identify budget or scope risks before they impact project performance
Lead regular project meetings with field teams, subcontractors, clients, and leadership to resolve issues and maintain accountability
Monitor quality, safety, schedule, permitting, inspections, and code compliance across assigned commercial job sites
Support procurement, material coordination, long-lead item tracking, and vendor communication to prevent project delays
Maintain clear project records, status updates, punch lists, closeout documentation, and owner-facing reporting
Qualifications
5+ years of commercial construction project management experience with direct ownership of ground-up or new build projects
Experience managing commercial construction projects in North Carolina or similar regional markets
Strong understanding of commercial construction schedules, budgets, subcontractor scopes, drawings, specifications, RFIs, submittals, permitting, inspections, and closeout requirements
Experience working with subcontractors, superintendents, vendors, inspectors, architects, engineers, owners, and client-facing project stakeholders
Proficiency with construction project management tools, scheduling software, spreadsheets, and digital documentation platforms
Ability to manage multiple active projects while maintaining strong communication, accountability, and field visibility
Must have direct project ownership experience, not only assistant project management or project coordination experience
Ground-up commercial construction experience required; candidates with only residential, renovation, civil, or service work experience will not be the best fit
